What Does a Walk-On Roof Light Cost? The Five Things That Set the Price

A walk-on roof light is one of the more expensive pieces of glass you can put in a house, and it is worth knowing why before you compare quotes. Unlike a standard roof light, it is a structural floor: several toughened panes laminated into a single sheet that is rated to carry people, with an insulating build beneath it for external use. The price follows that engineering. Here are the five things that actually move the figure, roughly in order of how much they matter.

1. Size — the area of glass

Walk-on glass is priced by area. Enter your clear opening into the configurator and the price is calculated on the square metres of glass manufactured for it — which is slightly larger than the opening, because the panel has to bear on the upstand on every edge.

Because larger spans need a heavier laminated build to keep deflection within limits, the cost rises a little faster than area alone as panels get big. Two practical consequences: a long, narrow panel is often better value than a square one of the same area, and a very large opening can sometimes be cheaper as two panels on a mullion than as one maximum-size sheet. 2. Thermal or non-thermal build

The non-thermal build — around 33 mm of toughened laminated glass — is the cheapest walk-on unit we make and the right choice for internal floors, landings and walkways between heated rooms. The thermally broken build adds an argon-filled cavity and a further pane to make an insulated unit for external roofs, terraces and balconies over habitable space. It costs more per square metre because there is simply more glass and a sealed unit in it.

3. Frameless or framed

The glass is the same in both; the fixing detail is not. A frameless walk-on unit sits directly on the prepared upstand with no visible frame, and is the lower-cost option — there is no frame to buy. A framed walk-on unit adds a perimeter frame and a more traditional upstand fixing, charged as a fixed frame fee on top of the glass.

Because the frame fee is fixed rather than per square metre, it is proportionally larger on a small panel than a big one. If you want the insulated build and the cleanest look, thermal frameless has no frame fee at all and is usually the most cost-effective external option.

4. Glass finish

Clear glass carries the base rate. Opaque (acid-etched) glass for privacy and anti-slip glass for wet external surfaces are both priced at a higher rate per square metre, reflecting the additional processing of the top pane. 5. Number of panels

A glazed terrace or a large glass floor is usually several panels rather than one. Each panel is priced individually by its own size and build, so the total is simply the sum. The supporting mullions or joists between panels are part of the building structure and are supplied by your builder or steel fabricator rather than included in the glass price.
